3. Flashing Failures

- The Issue: Ultraviolet (UV) rays and thermal shock cause single-ply rubber membranes to contract over time, splitting seams and pulling away from edges.
- Prevention: Schedule routine professional assessments to spot pulling edges and apply protective reflective coatings to block UV degradation.
6. Clogged Gutters and Drains
- The Issue: Silt, trash, and moss block scuppers and downspouts, trapping water on the roof deck.
- Prevention: Clean roof drainage systems at the end of autumn and start of spring.
7. Rooftop Equipment Damage
- The Issue: Heavy HVAC units cause vibrations, trap moisture underneath curbs, or leak condensation directly onto the roofing material.
- Prevention: Place vibration pads under units, check condensate lines regularly, and inspect around equipment during every service cycle.
8. Substandard Initial Installation
- The Issue: Poor workmanship or cheap materials cut corners on adhesion and fastening, causing premature failure and voiding warranties.
